White Warp reports are financial models for your own decision-making. They are not professional valuations, not legal opinions, and not certified outputs. Do not submit them to lenders as standalone evidence of project viability without independent professional review.

White Warp reports are financial models generated from the inputs you provide. They are not professional valuations, legal opinions, architectural drawings, or guarantees of project outcomes.

Every output — including IRR, NPV, construction cost, floor area, and scenario projections — is a model estimate. Actual results will differ based on execution quality, market conditions, contractor performance, regulatory changes, and factors outside our model.

White Warp reports are not intended for submission to banks, NBFCs, or lenders as standalone evidence of project viability. Any such submission requires independent professional review and certification.

Regulatory parameters (FAR/FSI limits, setbacks, height restrictions, permitted uses) are sourced from publicly available authority documents, gazetted notifications, and development control regulations as of the date shown on each report.

Regulations change. White Warp updates its jurisdiction rules periodically but cannot guarantee real-time accuracy. Always confirm current applicable regulations with the relevant authority (DDA, GNIDA, HRERA, RERA, local municipal body) before committing capital.

Pre-flight checks (ASI buffer, Lal Dora, ridge/floodplain) are automated proximity checks only — they do not constitute an official clearance or NOC from any authority.

Monte Carlo simulations run 50,000 scenarios using statistical distributions calibrated against historical transaction data. The P10–P90 range shown is a statistical output — it is not a promise that your actual outcome will fall within that range.

Bear / Base / Bull scenarios are illustrative. The conditions described for each scenario (cost overruns, price movements, delays) represent plausible but not exhaustive outcomes.

White Warp does not provide investment advice, portfolio recommendations, or guarantee any return on capital. All projections depend entirely on the inputs you provide — garbage in, garbage out.

Data Confidence badges (HIGH / MEDIUM / LOW) reflect the density of comparable RERA transactions in the micro-market used to calibrate that report. LOW confidence reports have fewer comparables and carry wider uncertainty.

Selling rate estimates are derived from RERA registered transaction data and locality rate tables. They are backward-looking. Future prices may differ materially.

Floor plan outputs are generated by an automated layout algorithm. They are for feasibility illustration only — not architectural drawings, not to scale for construction, and not a substitute for a qualified architect's design.

White Warp Private Limited's liability is limited to the amount paid for the specific report in question. We are not liable for consequential losses, opportunity costs, project losses, or capital deployed in reliance on our outputs.

By purchasing and using a White Warp report, you acknowledge that you have read this disclaimer and understand the nature and limitations of the information provided.

If you require professional valuation for transaction, financing, or legal purposes, engage a RICS-certified valuer, licensed architect, or practising CA as appropriate.

Reports are generated on demand. Once a report has been generated and delivered, it cannot be refunded as the computational and data costs have been incurred.

If the report fails to generate due to a system error on our end, we will regenerate at no additional cost or issue a full refund.

For Express reports: if the verdict cannot be determined (insufficient data for the location), we will upgrade to Standard at no additional cost.

Disputes: contact us via WhatsApp or email within 7 days of report delivery.

Plot location and dimension data you submit is used solely to generate your report and improve our model accuracy. We do not sell, share, or rent your data to third parties.

Reports are stored on our servers for 90 days. You can request deletion by contacting us.
