Noida plots run on a combined plot-size-indexed FAR/coverage table with a flat 15m height cap, and a separate group-housing track (minimum 2,000 sq m plot) with its own FAR/coverage pair.

What we hold for this sector
FAR (plot-size indexed, combined with coverage)
1.8 (≤500 sq m) down to 1.5 (>750 sq m)
NOIDA Building Regulations 2010, Reg. 24.1 / Table 1 (p.63)
Ground coverage
75% (≤300 sq m) down to 50% (>750 sq m)
NOIDA Building Regulations 2010, Reg. 24.1 / Table 1 (p.63)
Setbacks
1.5/1.5/0/0m (≤50 sq m) up to 6.0/3.5/3.0/3.0m (>750 sq m)
NOIDA Building Regulations 2010, Table 1 (p.63)
Max height
15m flat cap (G+2+stilt+mumty), independent of road width
NOIDA Building Regulations 2010
Group housing (min. plot 2,000 sq m)
FAR 3.0, coverage 35–40% depending on plot size
NOIDA Building Regulations 2010, Group Housing provisions
Construction rate
UP PWD Schedule of Rates (Meerut circle), ~20 representative composite items
UP PWD SOR, Meerut circle — hand-keyed fallback, not machine-extracted
HONEST GAP: the official Meerut-circle SOR PDF is scanned with no text layer and could not be OCR'd. These rates are hand-keyed from knowledge of how UP PWD tracks CPWD DSR with a modest differential — treat as directional, not gazette-verified, until the source PDF is OCR'd.
Worked example
Plot area
400 sq m (≈ 479 sq yd)
FAR used
1.8
Buildable area
720 sq m
Ground footprint
260 sq m
A 400 sq m Noida plot falls in the 300–500 sq m combined band: FAR 1.8, coverage 65%. Buildable area = 400 × 1.8 = 720 sq m; ground-floor footprint = 400 × 0.65 = 260 sq m.
What's different about Noida
Noida is the only authority in this set with a dedicated, separately-tabled group-housing track gated by a hard minimum plot size (2,000 sq m) — plots below that minimum are shown the plotted-residential rules instead, with an explicit warning, rather than a group-housing number that doesn't legally apply to them. Gurugram's group-housing figure is a single engine constant (base 1.75 + typical purchased FAR), not a plot-size table.
Noida's construction-rate figures are the one honestly weaker data point in this set: the official Meerut-circle Schedule of Rates PDF is a scanned document with no extractable text layer, so White Warp's rates here are hand-keyed from domain knowledge rather than machine-verified against the gazette, unlike Delhi (CPWD), Gurugram (Haryana HSR) or Hyderabad (Telangana SOR), which were all extracted directly from clean official PDFs.
Frequently asked
2,000 sq m. Below that, NOIDA Building Regulations 2010's group-housing provisions don't apply and the plot is priced under the plotted-residential FAR/coverage table instead.
Less reliable than Delhi, Gurugram or Hyderabad's, honestly: the official UP PWD Meerut-circle SOR PDF is scanned with no text layer, so these rates are hand-keyed from domain knowledge rather than machine-extracted from the gazette. Treat them as directional pending an OCR pass on the source document.
White Warp's engine borrows the Noida table for Greater Noida as a working default because it could not download an official GNIDA bylaw PDF — that borrowing is explicitly flagged 'unverified' and this page does not publish a separate Greater Noida sector on the strength of a borrowed table.
