What's different about Gujarat
Gujarat is the only authority in this set that prices part of its FAR explicitly — 1.8 is free, the next 0.9 up to the 2.7 maximum must be purchased at 40% of the plot's jantri (ASR) rate. Every NCR authority here has a purchasable-FAR opportunity too, but none states the price as a percentage of a specific government rate the way CGDCR's Table 6.5 column header does.
Gujarat's setback rule is a genuine dual regime, not a single table: the front margin is whichever is HIGHER of a road-width lookup (Table 6.24) and a building-height lookup (Table 6.26), per §6.7.1(3). Rear and side margins come from the height table alone. No other authority in this set computes a setback as the max of two independently-keyed tables — Bengaluru's FAR is coupled the same way (take the lower of two tiers), but its setbacks are a single plot-size table.
