Delhi — DDA (planned colonies)

DDA-planned colonies use a plot-size-indexed FAR and coverage table — the smaller the plot, the higher the permitted FAR and coverage, down to a flat FAR 2.0 / 50% coverage above 3,750 sq m. Height is capped by a road-width formula, not a flat number.

What's different about Delhi

DDA is the only NCR authority in this set where FAR runs in the opposite direction of the others as plots get smaller — up to FAR 3.5 on a ≤100 sq m plot — because the table is built around the Supreme Court's 2003 dwelling-unit cap rather than a road-width ladder. Gurugram and Noida both taper FAR down on tiny plots instead of up.

Height in DDA colonies is not a flat number: it is 1.5 × the abutting road width + 3.0m, capped at 15m (17.5m with stilt). Gurugram and Noida both use flat absolute caps (16.5m and 15m respectively) that don't move with road width — a DDA plot on a narrow lane can be shorter than the flat-cap authorities even before hitting the 15m ceiling.

Frequently asked

Why does a smaller DDA plot get a higher FAR?

The table is built around a Supreme Court order (14/3/2003) that caps dwelling units per plot size, not floor area directly — smaller plots get a higher FAR/coverage allowance so the permitted built form still makes sense at that DU cap. It is not a general small-plot incentive.

Is Delhi MCD the same as DDA?

No. MCD (older/regularised colonies) uses a separate road-width-indexed FSI table, and White Warp doesn't currently hold a page/clause-cited MCD table the way it does for DDA — this page and the calculator both direct MCD plots to confirm directly with MCD instead of printing a number without that citation.

Does 17.5m height need special approval?

Yes — 17.5m is permitted only with confirmed stilt parking. This page and the FSI calculator both default to the conservative 15m figure unless stilt parking is confirmed.
