FSI, setbacks & construction rate, by authority

7 authorities, each with a genuinely distinct, clause-cited FAR/FSI table — not the same figures with a different city name pasted in. Where a number is a calibrated estimate rather than a statute figure, the page says so directly.

Delhi NCR

Delhi — DDA (planned colonies)

DDA-planned colonies use a plot-size-indexed FAR and coverage table — the smaller the plot, the higher the permitted FAR and coverage, down to a flat FAR 2.0 / 50% coverage above 3,750 sq m. Height is capped by a road-width formula, not a flat number.

Delhi NCR

Gurugram — HSVP / DTCP (Non-Core)

Gurugram's Non-Core (HSVP sector / licensed colony) plots run on the state-wide Haryana Building Code 2017. FAR and ground coverage are tracked as two independent plot-size tables, height is a flat cap independent of road width, and plots ≤250 sq m can purchase additional FAR up to 300% from DTCP.

Delhi NCR

Noida — NOIDA Authority

Noida plots run on a combined plot-size-indexed FAR/coverage table with a flat 15m height cap, and a separate group-housing track (minimum 2,000 sq m plot) with its own FAR/coverage pair.

Telangana

Hyderabad — GHMC / HMDA

Hyderabad is a road-width-driven authority: FAR is set by the width of the abutting road (Regulation 6), while ground coverage and setbacks are set by plot size (Regulations 7 and 8) — a structurally different model from the plot-size-only tables in Delhi, Gurugram and Noida.

Karnataka

Bengaluru — BBMP / BDA

Bengaluru couples FAR and ground coverage to BOTH plot size and abutting road width at once — the effective FAR is the lower of the plot-size tier and the road-width tier, per BDA Revised Master Plan 2015 Table 10 (G.O. No. UDD 540 BEM AA SE 2004, 22-06-2007).

Maharashtra

Pune — PMC (UDCPR 2020)

Pune runs on the state-wide UDCPR 2020, adopted by PMC Council Resolution in December 2020. Base residential FSI is a flat 1.10 regardless of plot size, but both setbacks and the height formula are keyed to the abutting road's width — and PMC layers on its own overlays (hill-zone, river-belt, gaothan, metro-TOD) that don't exist in the other authorities here.

Gujarat

Gujarat — CGDCR 2017 (AUDA / SUDA / VUDA / RUDA / JADA)

CGDCR 2017 is a genuinely state-wide regulation — the Residential Zone I (R1) figures below are confirmed identical across AUDA (Ahmedabad), SUDA (Surat), VUDA (Vadodara), RUDA (Rajkot) and JADA (Jamnagar) tables in the notified gazette, which is why this is one combined page rather than five near-duplicate city pages. Only Gandhinagar Municipal Corporation (GMC) runs a different regime, and that table is deliberately not encoded here — see the caveat below.
