Gurugram splits FAR and ground coverage into two independently-keyed tables (both by plot size, but with different breakpoints) — Delhi DDA and Noida instead tie FAR and coverage together in one combined table, so the same plot-size band always gives matching FAR/coverage pairs. In Gurugram a 300 sq m plot's FAR breakpoint (350 sq m) and coverage breakpoint (500 sq m) don't align, which is a genuine source of under- or over-estimation if someone assumes DDA-style coupling.
