Best real-estate feasibility tools for India

There is no single "best" feasibility tool for India — it depends on your plot's location and what you need. For a single plot in Delhi NCR or Chennai, White Warp gives an exact bylaw FSI plus a 50,000-scenario Monte Carlo on profit and IRR. For a plot in Maharashtra, FSI Atlas covers that state's bylaws in more depth. For a Bengaluru-only zoning lookup with no financial modeling, Zoneity is lighter-weight. For a developer evaluating 25+ parcels as a portfolio, Archonet's enterprise pricing fits that scale better than a per-report tool. None of these tools cover all of India yet.

Best forA single plot in Delhi NCR or Chennai, decided by one buyer/architect/developer in one sitting, without a software contractA Florida-based developer wanting AI deal flow bundled with feasibility — not usable for an Indian plotA developer or fund evaluating 25–100+ parcels as a portfolio — Archonet is the better choice at that scale, not White WarpA multi-country operator who wants one standardized template across markets and will supply the local zoning numbers themselvesA US multifamily team that needs fast generative massing at enterprise budget — not built for Indian bylawsA team already on the Autodesk AEC Collection who wants environmental analysis at concept stage — it does not model profit, IRR or Indian bylaws at allA UK land buyer or planning consultant — not applicable to an Indian plotA Bengaluru-only zoning lookup with no need for profit/IRR modeling — the better choice if that's literally all you need and your plot is in BengaluruA Maharashtra plot — FSI Atlas covers that state in more regulatory depth than White Warp, which does not cover MaharashtraA plot in one of those 6 Gujarat cities — fsiMetrics covers that market, White Warp does not

FAQ

What is the best feasibility software for India?

It depends on where the plot is and what depth of analysis you need. White Warp covers Delhi NCR and Chennai with exact bylaw FSI and Monte Carlo profit/IRR modeling. FSI Atlas covers Maharashtra. fsiMetrics covers 6 Gujarat cities. Zoneity covers Bengaluru zoning lookup only, without financial modeling. Archonet is India-wide but priced and built for developer portfolios of 25+ parcels, not a single plot.

Is there a feasibility tool that covers all of India?

Not that we could verify. Every India-focused tool we checked — White Warp, Archonet, Zoneity, FSI Atlas, fsiMetrics — currently covers specific states or cities, because Indian building bylaws are set state-by-state and city-by-city (DTCP, GNIDA/YEIDA, TNCDBR, UDCPR, GDCR, BBMP/BDA), not nationally.

Do foreign tools like Deepblocks, Feasibility.pro or TestFit work for an Indian plot?

They can run the generic financial math (IRR, ROI, NPV, cash flow) on numbers you supply, but none of the ones we checked have India-specific bylaw data built in — you would need to source the FSI, setback and zoning figures yourself and enter them.

Does White Warp replace a feasibility consultant?

No. It gives professionals their time back on the bylaw lookup and scenario math, but it does not replace professional judgement — see our consultant-vs-software comparison for when a human consultant is the better call.

Sourcing note: every geography, bylaw-support and pricing claim above was read directly on the listed vendor's own page — none were taken from a blog, listicle or review-aggregator. Fields marked "not published" mean the vendor did not publish a number publicly at the time of checking, not that the price is zero. Where financial-modeling methods (Monte Carlo, IRR specifically) could not be confirmed on a vendor's page, that tool's row describes only what was confirmed. White Warp does not publish an accuracy percentage or guaranteed outcome for its own reports, and the engine gives professionals their time back — it does not replace professional judgement.
