What's different about Hyderabad

Hyderabad's FAR is driven by the abutting road's width, not the plot's own area — the same 150 sq m plot gets FAR 1.5 on a 9m road but FAR 3.0 on a 40m road, a swing none of the plot-size-only NCR authorities produce. Ground coverage and setbacks, by contrast, are keyed to plot size exactly like Delhi/Gurugram/Noida — Hyderabad runs two different keys at once, which is the structural fact a plot-size-only calculator would miss.
